blanket mortgage - a single mortgage covering multiple parcels of real estate, typically used by a residential developer who purchases a number of residential lots using one mortgage. The developer then builds and sells individual houses. The blanket mortgage will usually include a partial release provision, providing for partial principal reductions as the individual houses are sold. Another common use for a blanket mortgage is to offer extra security to a lender by pledging additional properties.
