deferred maintenance - (1) an appraisal term referring to excessive deterioration of an improvement due to lack of normal maintenance efforts. For example, if Abel fails to re-roof his apartment building when required, the building may suffer water damage (a type of deferred maintenance) that reduces its market value. (2) lack of normal maintenance.
