easement appurtenant - an easement attaching to a parcel of property, the servient tenement or servient estate, and benefiting a parcel of property owned by another, the dominant tenement or dominant estate. Easement appurtenant is said to "run with the land," meaning that it is in the nature of a covenant and survives transfers in ownership of either property. Common examples are the right to pass over another's property to reach a public roadway, and the use of shared driveways on flag lots.
