easement by necessity - an easement created by operation of law in a circumstance in which a single grantor has transferred a parcel of property to another that equitably
requires some use of some other parcel of land owned (or once owned) by the grantor for its effective enjoyment. The most common example is a landlocked property where the only possible access is over another property owned by or transferred by the grantor.
