equity sharing - a form of co-ownership in which only one party is entitled to occupy the property. Typically, an individual investor provides the down payment for a home purchase while the buyer lives in the property and makes payments for an agreed upon term, usually three to five years. Both the investor and the buyer are "on title." At the end of the term, the property is sold or refinanced, and the investor receives a portion of the appreciation, less the costs of any capital improvements made by the buyer. See also on title .
