escalation (escalator) clause - a provision in a lease contract specifying that lease payments will increase upon the increase in some other expense or set of expenses. A common example is a lease tied to the lessor's actual operating costs, including such items as debt service, taxes, and maintenance. When these costs increase, the lessor is entitled under the contract to pass along the increase to the tenant.
