fair market value (FMV) - an appraisal term meaning the probable selling price of a property if it were placed on the market at a particular time. Assumes that a competitive market exists for properties of this particular type, that no coercive relationship exists between buyer and seller, and that neither buyer nor seller is under undue pressure to buy or sell.
