false advertising - real estate advertising containing information the advertiser knows or should know is incorrect or misleading. For example, if a broker advertises a home as "3,500 square feet" without making any effort to determine the actual size, he or she may be subject to discipline for false advertising if the property is not exactly 3,500 square feet.
