gap financing - (1) (also called "swing loan" or "bridge loan") interim real estate financing designed to allow a purchaser of a property to complete the purchase before selling another property, whose proceeds will ultimately be used to retire the gap loan; (2) in commercial real estate, the loan that makes up the difference between the floor loan and the actual amount needed. When the permanent loan is fully funded, the gap loan is retired. See also floor loan, permanent loan, and takeout loan.
