gentrification - the result, assuming a free market, of the rehabilitation of a neighborhood of substandard housing. As the properties are repaired and renovated, their value rises, forcing many low-income residents out of the area, and encouraging more higher-income individuals to invest and live in the neighborhood. It is the opposite of filtering down. See filtering down.
