Contracts

The contract is more than a legal document. It usually includes contingencies and deposit schedules so it really forms the framework for your negotiation with the other party. This is another point in the process where your real estate agent will be very important. They not only help with the paperwork, but they will also be able to advise you on negotiating strategies.

Inspections

Inspections are a critical part of the process especially for the buyer. Basic home and termite inspections are very common, and additional types of inspections may also be advisable depending on the property. Your real estate agent will be able to recommend a few inspectors in the area and can also help you decide which inspections are important to your purchase.

 

Mortgage and Lending

Getting a loan is often the most tedious part of the purchase process, and the point where many deals fall thru. There are many products available and each one will typically have its own price. Your real estate agent will be able to help you find a lender suitable to the property. They will make it clear though that it is up to you to decide which lender is best for you.

Closing and Escrow

This part of the process is where most of the critical documents are signed. This is also the point when many people get nervous. The large sums of money and the amount of paperwork can be overwhelming. Your real estate agent along with the escrow officer will be able to help you understand the different documents you are signing. However, you are ultimately responsible.
