no-bonus clause - in states where permitted, a lease clause whereby the lessee gives up its claim to any bonus value awarded in a condemnation of the leasehold estate. The lessee would be entitled to receive from the condemning agency only the value of the improvements made by the lessee to the premises and not the "bonus" value of the leasehold as measured by the difference between the positive difference between the market rent and the contract rent over the remaining life of the lease.
