nonconforming use - in zoning matters, a use or structure occurring on a parcel that was in conformance with zoning regulations at some point in time, but would not now be allowed to be re-created either because building codes or environmental issues would preclude it, or because the zoning regulations for the subject area have been changed. Generally a nonconforming use is not an illegal use.
