participating broker - (1) (also called a cooperating broker) most commonly, a real estate broker who represents the buyer in the sale of a property that is listed by another broker; (2) a broker who is among several brokers with a listing on a property, as in the case of a large condominium project in which several local real estate firms are contracted to sell the units.
