participation mortgage - (1) a mortgage wherein the lender shares in the operating profits and/or capital gains realized by the property during the term of the mortgage; any mortgage in which the lender receives a return above the stated return on the note. Most commonly used in commercial mortgages. (2) a mortgage funded by more than one lender, usually because of the large size of the mortgage or because of a perceived high risk.
