schematic design - a preliminary step in the architectural design process between conceptual design and final working drawings where sufficient detail is represented to establish the building?s vocabulary (visible elements, facial material, glazing, roofing systems, HVAC, etc.), height, area, volume, relationship of building location to property boundaries, parking, shape, etc. This level of detail is used for preliminary cost estimating, governmental approvals where needed, preparation of marketing plans and materials, and mortgage applications.
