servitude - an estate in land that carries the burden of an easement. Servitudes may be personal, generally ending with the life of the person benefited. For example, Abel grants land to Baker with the provision that Abel should be allowed to hunt and fish on the land for as long as he lives. Servitudes may also be real, and generally run with the land. For example, Abel grants land to Baker with the provision that Baker allow Abel, his heirs and assigns, to pass over Baker?s property to reach a public road. See also easement and running with the land.
