tenant improvement (TI) - construction project or remodeling of leased space to accommodate the specific needs of a lessee. These may include the installation of interior walls, special wiring, flooring, signage, lighting, etc. The cost and responsibility for tenant improvements is usually a matter of rigorous negotiation. In new construction, such as a shopping center, the owner/ builder will grant the tenant an allowance (budget) for certain improvements, beyond which costs the tenant may be liable.
