termination of listing - the cancellation of a broker-seller listing agreement. The agreement may be terminated mutually prior to the expiration date. Depending on the language of the listing contract, the seller may be able to cancel the listing prior to the expiration either for cause or upon sufficient notice. Absent such language, the seller may be liable to the listing broker for payment of the agreed compensation if the property sells during the period of the listing contract. See also listing.
