Uniform Land Sales Practices Act (ULSPA) ? adopted as federal law in 1968 as the Interstate Land Sales Full Disclosure Act. The Act applies to large subdivisions of unimproved land in which sales are accomplished through the use of mails or other indices of interstate commerce. It provides for registration of the subdivision with the Department of Housing and Urban Development (HUD), certain uniform disclosures and a cooling-off period of seven calendar days for purchasers. There are many exemptions form the registration requirements for smaller subdivisions, subdivisions that are sold primarily to residents of the state in which the lots are located, and bulk sales of lots to a developer.
