Uniform Simultaneous Death Act ? a model act adopted by most states to cover the situation in which two or more joint tenants are killed in a common accident or disaster. The Act provides that joint tenants who are deemed to have died simultaneously are treated as tenants in common. The effect of this rule is that the heirs of the decedents will take title to the property. If, however one joint tenant remains, the Act does not apply. See also joint tenant and tenancy in common.
