unities ? the legally required characteristics of joint tenancy. In essence, the joint tenants must take title to the property at the same time and by the same instrument. They must have the same title (all joint tenants) and must each enjoy an undivided right of possession and enjoyment. A failure of one or more of these conditions will usually result in the creation of a tenancy in common. See also joint tenancy. See for an explanation of the unities: unity of interest, unity of possession, unity of time, and unity of title.
