vacancy factor - an allowance made in a financial analysis or an appraisal for the portion of a building or other rental project that is expected to be unrented over a specified period of time. It is expressed as a percentage. For example, if an apartment building with 100 units could be expected, on average over the course of a year, to have 95 units rented, it would have a vacancy factor of 5%.
