waste - destruction of property by a tenant, mortgagor, or other person who is rightfully in possession of the property but is either not the owner or who holds less than fee ownership. Waste generally lessens the value of the property and may occur through a number of means, including material alterations in the property, failure to pay required property taxes or insurance, and fire. See, by contrast, ameliorating waste.
