wear and tear - gradual deterioration of the improvements to real property resulting from use over time. Normal or ordinary wear and tear results from a reasonable use of the property. Most commercial and residential leases contain a clause anticipating that the tenant will cause only normal wear and tear, which is chargeable to the landlord. Excessive wear and tear is generally the responsibility of the tenant under terms of the lease.
