 zoning - the division of a city or county into areas of different permissible land uses. Some of the many types of zoning theories and practices include:

·   aesthetic zoning - designed to preserve the appearance or character of an area.

·   cluster zoning - allows intensive land use in exchange for the dedication of public parks, open space, or other public needs.

·   conditional zoning - a type of cluster zoning in which the total open space for an area is determined legislatively. The details of individual land use decisions within the parameters of the plan are left to a planning commission.

·   spot zoning - fine tuning of a zoning area through individual land use decisions which are inconsistent with the zone generally. Spot zoning may also be the result of strong political pressures.

·   bulk zoning - an attempt to control density through the use of setbacks, building envelopes, and a required percentage of open space.
